‘Geelong City Centre - City in a Park’, nominates Ryrie Street as one of the key entrance streets to the Geelong city centre. 44 Ryrie Street will be the most prominent visual marker along this city centre entry axis, creating a landmark branding opportunity that will become synonymous with this recognised gateway experience.

Our vision for this truly mixed-use project brings together a 180 room hotel, 14 luxury owner occupied residential apartments, and approx. 7,300m² of commercial office space all connected by vibrant street level activation, that stitches this gateway Geelong site into a part of the city that is experiencing a surge in growth and activity. 44 Ryrie Street responds to a plan for Geelong’s future as it evolves from a base of manufacturing to a city of culture and innovation.

The site is located on a prominent corner at the intersection of Ryrie and Fenwick Streets. This site orientation creates a northern frontage to Ryrie Street of 90m with only one shared boundary on its eastern edge. The site also sits at the northern edge of the Cultural precinct with the iconic Geelong landmarks of Johnstone Park, the recently refurbished Barwon Water building, and the State Government offices in the foreground. 

The gateway corner location has been stitched into the fabric of the city, linking pedestrian connections through the site to the adjacent cultural precinct, and providing activation to the surrounding neighbourhood. The design draws upon the history of Geelong and its architectural vernacular, the iconic wool store. The restrained palette of materials consists of folded metals, rich textured concrete, recessive glazing, local hardwood, and hand-laid brick. Brick was selected for the podium and street wall for its robust materiality and strong compos
