High - Performance Homes

Meadowbank, Auckland

The challenge

Convert five sad, bad, and leaky 1980s houses into warm, dry homes that are highly energy-efficient and environmentally sustainable – what we call high-performance homes. But make them look beautiful too. And do it in nine short months. Oh, and make them stand-out winners come auction night.

The Context solution

We solved this three-fold challenge with a two-pronged strategy.

First, radical surgery to remedy the ugly reality. Look carefully at the ‘after’ pictures and you can just see the shape of the original building beneath the newly-beautiful Scandinavian aesthetic.

We pared away awkward features, created depth by recessing windows, and chose colours and materials that create texture and interest. All with an eye on what could be delivered in nine months and do well come auction night.

Then we turned to energy efficiency and environmental performance. A new home that meets New Zealand’s building-code typically scores between three and four on the Homestar standard, a system that awards points for insulation, energy efficiency, and environmental sustainability (ten would show international best practice). These rejuvenated homes scored six and seven – a great result, especially for a renovation.

Our inside-to-outside thinking produced homes that are easy to heat in winter, cool in summer, and dry all year round. An intelligent membrane stops condensation and minimises draughts. Double-glazed windows keep expensive heat in. We even chose wooden cladding that needs less painting.

The result was a win-win solution: lower energy costs and a healthy increase in value – each house made between $1.32m and $1.61m at auction.
