Expansion joints are designed to move. Yet, too often, they fail. And it’s rarely the product’s fault.
Here’s why:
1. Movement Underestimated Buildings expand, contract, creep, settle, sway. If a joint isn’t designed for actual movement, seals tear, covers buckle, concrete edges crack.
2. Waterproofing Not Integrated Water is relentless. If membranes and joints aren’t coordinated, leaks, corrosion, and internal damage follow.
3. Fire Rating Doesn’t Match A joint is a break in the fire barrier. If the system isn’t tested to match slab rating and accommodate full movement, compliance fails — and so does safety.
4. Wrong System for the Application Not all joints are the same. Carparks, hospitals, podium decks, seismic roofs — each requires a purpose-built solution.
5. Installation Mistakes
Even the best system fails if gaps are uneven, anchors are over-tightened, or fire components are compressed.
