Pacific Place Phase 3 (PP3) was opened in 2004. It is a Grade A commercial office building located in Admiralty, Hong Kong. The landlord is Swire Properties. They are known for pursuing of high quality in their properties. PP3 has an area of 628,000sqf, with 110 carpark located in 3 levels of basement. The carpark has sustained a high level of usage in the past 20 years. It is time to brush the dust off and rejuvenate the carpark to extend it’s life span.

THE PROJECT

Water puddles can be found in several areas in the carpark. It is due to the underground water seepage at B3 level, which also lead to an extensive area of spalling concrete. Signs of petrol stains and other contaminations can also be seen all over the carpark. It is becasue the orginal finishes of the carpark is c/s screed, which is not a surface that could easily be cleaned. Moreover, the anti-skid level of the ramp is not satisfactory as it is only performed by grooves on the concrete. The ramp was skid when it’s wet and generate loud steering noises. The client and users feel annoyed by the above problems, i.e. water seepage, damaged floor slab, flithy floor surface, and loud steering noise. The current user experience of the carpark is poor. It greatly affectsthe branding image of Swire Properties.

THE SOLUTION

After light glit blasting to remove the laitance or other contamination, our applicator injected polyurethane resin to the cracks to stop the underground water seepage. Nitoflor EU5 is used for levelling the uneven floor slabs. Nitoflor DPM was applied on B3 (lowest level) to provide integral damp-proof surface to receive the Nitoflor FC500 epoxy coating system. Nitoflor FC500 was applied for carpark space, thanks to its easy clean property,

the petrol and other contamination can be cleaned easily Due to tight project schedule, Nitoflor ET Slurry FS is used on the car ramp and driveway. The use of Nitoflpr ET slurry FS on driveway also minimized the steering noise of vehicles. Lastly, Thioflex 600 is applied to seal the joints in the carpark.

THE BENEFITS

For the heavy traffic in the carpark, Fosroc Nitoflor FC500 provided a high strength, easy maintenance, and durable coating for the surface. Nitoflor ET Slurry FS provided an

excellent anti-skid screed on the swirl ramp and driveway, thus the steering noise has been greatly minimized. Thanks to damp proof property of Nitoflor DPM, the water puddles problem had been resolved.

Our comprehensive carpark flooring solution solved numerous problems altogether, i.e. staining on the coating, water seepage from underground, improve the skid level and steering noise the car ramp and driveway. The carpark of Pacific Place 3 has been freshened up with a very neat and durable flooring system.
