HASSELL was invited by Greenland Group to participate in a design competition for the redevelopment of this significant site in the heart of the Sydney CBD. The competition was run in conjunction with The City of Sydney as a requirement to demonstrate design excellence. The brief was for an iconic residential tower and a boutique hotel located in the adjacent heritage building. The tower is to be 235m tall with approximately 480 apartments making it the tallest residential tower in the CBD. The project is unique in that it retains the existing 1960s tower, surrounding it with a new structure to support a tower above, in effect tripling its height. The podium was to be considered as a separate element sensitive to the heritage context.
In response to Sydney's unique light and harbour context, the proposed residential tower form is clad in just one material – glass. This includes glazed balcony soffits, operable screens and dividing walls, providing a softer, reflective depth and refined quality to these spaces and the overall building expression. This unique, cohesive expression was to produce a constantly changing and mysterious lightness, a constant play of light and dark. In re-lifing the existing tower, we celebrate the old with the new by providing a cohesive singular expression of materials, yet maintaining a clear distinction with the graceful new tower extension. While optimising the program and architectural articulation as the tower gains height, the expression and texture and proportions transition towards the sky.
